One significant revision is to the initially proposed units fronting South Palm Canyon Drive, which are now revised to be three story buildings with commercial units on the first floor and twenty, two-story condominiums above with garages for the condos at the rear. From that to Belardo Road, will be a further fifty-seven single family residences, some with roof decks, of roughly 2,000-2,500 square feet on small lots averaging only 5,362 square feet.
Issues apparent from the staff notes include:
- Part of the proposed development is proposed to be a gated community.
- How the boundaries along the Tahquitz Creek are to be completed - e.g. as walls or fences.
- A limited amount of landscaping.
- A change of use from existing zoning.
