The finalized plans represent significant changes from what was originally proposed:
- There will now not be an entrance from South Palm Canyon Drive. The site will be accessed solely from S. Belardo Road.
- The proposal to create commercial units as part of the construction fronting South Palm Canyon Drive has been dropped and the final plans have no commercial units in the development.
- There is no allowance for a roadway connection to the adjacent property, the site of the former Magruder car dealership.
- This residential site will be a gated community.
This last is possibly controversial as it runs counter to the City of Palm Springs' policy against gated communities, but numerous developments in the vicinity including the Dakota Project further South on Belardo and the Cameron Project on the opposite side of S. Palm Canyon Drive are gated and the need for developers to address the security concerns of potential buyers has increased as despite the demolition of nearby derelict buildings the City has singly failed to adequately address vagrancy and crime in the area.
Below is a document submitted by the developers Woodbridge Pacific in support of their application which provides further detail.
